Future Resident FAQs

What are your rental requirements? 

We have specific rental standards that apply to every resident that lives with us, at every one of our properties. They are:

  • The applicant must provide proof of earned income at least three times (3x) the rent amount per month. If the applicant is applying with a roommate or roommates, they must be able to prove that they make at least three times (3x) their portion of the rent. Two years of verifiable employment history is required.

  • The applicant must have at least two years of favorable verifiable rental history. This can be with an apartment complex, property management company or private landlord. Rental history from family does not count towards this requirement.

  • The applicant must not have any prior evictions. Applicants with delinquencies to current or past landlords will be denied.

  • The applicant must be able to pass a criminal background check. No felonies. 

  • We require renter's insurance. 

How long will it take for my application to be processed? 

Our goal is to have a decision to you within three to five business days. However, each application is unique and the amount of time needed for verification can vary. Having all appropriate paper work, phone numbers and general information will help expedite this process.

Who needs to apply and what is your application fee?

Every resident over the age of 18 is required to submit an application. The $50 application fee applies to every resident and is non-refundable.

How long is my lease? 

Our typical lease is a minimum of 12 months. However, all of our leases must end between April 30th and July 15th. The length of your lease may be longer than 12 months depending on the date you move in. If you have specific questions about this process, please feel free to contact our office!

Can I pay my rent online?

Yes, we accept full payments online through Apartments.com online web portal. Partial payments will not be accepted. ACH transfers are free of charge!

How much are your late fees?

Rent is due on the 1st. Late fees start accumulating on the 5th of each month. The initial late fee on the 5th is $30.00. Each day after the 5th, an additional $10.00 will be added. The maximum late fee is $100. Once rent has been paid in full, late fees for that month will cease. Partial payments will not be accepted. 

Do you accept pets?

We love our furry friends! We require a pet interview and a $250.00 deposit for each pet. We allow a maximum of two (2) pets. Our pet deposits are fully refundable minus any damage to the property caused by the pet. A pet is defined as a dog or a cat. No aggressive breeds permitted. Monthly pet rent is an additional $50 per month, per pet. If you have more than two pets, please contact our office to discuss additional deposits.
