  • Gross monthly household income must be three times (3x)the rent (for example: $1795/mo x 3 = $5385 in verifiable gross pay through pay stubs, bank statements, or W2s. All residents can combine their pay to achieve this threshold. 

  • Current employment that can be verified.

  • Two (2) years of work history 

  • Two (2) years of verifiable, favorable rent history. Family doesn’t count.

  • Renters insurance required 

  • Each adult (18+) living on property must apply and meet qualifications. $50 application fee per adult.

  • No Felonies

  • No money owed to past landlords

Pets:
  •  Pets are allowed as long as they are not breed restrictive per our insurance policy (no aggressive breeds)

  • $25 monthly pet rent for each pet

  • $250 pet deposit per pet 

  • A pet is a dog or cat only. We will do a pet interview with your pet. Weight limit of 50lbs per animal.

  • Pets MUST be registered with the city of Grand Saline or the city could fine tenants. Tenants are responsible for any pet fines incurred from city. Proof of registration and vaccines will be required.
