• Gross monthly household income must be three times (3x)the rent (for example: $1895/mo x 3 = $5,685 in verifiable gross pay through pay stubs, bank statements, or W2s. All residents can combine their pay to achieve this threshold.

• Two (2) years of work history 

• Two (2) years of verifiable, favorable rent history. Family doesn’t count.

• Renters insurance required 

• Each adult (18+) living on property must apply and meet qualifications. $55 application fee per adult.

Pets:

• Pets are allowed as long as they are not breed restrictive per our insurance policy (no aggressive breeds)

• $25 monthly pet rent for each pet

• $250 pet deposit per pet 

• A pet is a dog or cat only. We will do a pet interview with your pet. Weight limit of 50lbs per animal.

 

Additional Details:

• First month's rent and all deposits due up front.

• Tenant responsible for their own electricity, water, and internet bills as desired.

• Tenant must carry renter's insurance for the entire length of the lease.

• We have a zero tolerance policy for late payments. Payment is due on the 1st. Grace period ends on the 5th. The eviction process begins on the 5th.

• We perform a thorough background check on all applicants which includes criminal and credit investigations, calling current employers, obtaining proof of income (e.g. paystubs, W2s, 1099s, and/or bank statements), calling current and previous landlords, etc
